Everyone loves a bargain and I'm no exception.  But did you ever wonder how some vacation rentals are offered at 'bargain prices' all the time??  Read on...

Many Florida villa owners buy because they 'fall in love' with the idea of owning a vacation home. After all, its very easy to buy a home, the salesperson makes everything seem so easy - and they further entice the owner by telling them about the 'guaranteed rental program' where they will pay the owner for every day the property is empty or they will guarantee so many weeks rental per year.

But why does this affect me - the vacationer??
Operators of these guaranteed programs need to rent properties!  and if they are guaranteeing 38 or 40 weeks rental a year to owners, unless they meet their undertaking they end up putting their hands in their pockets.  So they will lower the rental rates and use any methods to get people in their owners' villas.  

But surely lower prices are good for me! Well, yes, they are -- maybe. But its a bit like a cheap motel... Its important to know that the owner will only receive a proportion of the low price you pay. From that, your vacation rental owner has to pay the mortgage, HOA, property taxes, yard and pool maintenance, management fees, utilities.... etc - you get the picture. Low rental rates lead to a deficit and that has to be made up from somewhere...

So where does that leave me? The chances are that if you pay a low rate, you'll get a property that has:

  • High wear and tear - Management Companies have to fill 38 or more weeks a year to avoid paying out. High traffic = high wear and tear. This affects everything from the decor to the bed linens.

  • Many people regard something cheap as 'disposable'. It certainly does not command respect - another negative factor on wear and tear.

  • Pressure on variable costs - cheap cleaning and pool care.  Under pressure to reduce costs, cleaning is usually the first to go - a quick vacuum around and change the beds will do - we've seen it all from dirt in the corners of the rooms to stained linens. Ugh!
